How it works
A mortgage payment is calculated using the standard amortization formula, which ensures the loan is paid off exactly at the end of the term with equal monthly payments.
Each monthly payment is split between principal (reducing the loan balance) and interest (the cost of borrowing). In the early years, most of the payment goes toward interest. This gradually shifts as the balance decreases.
Property tax and insurance are optional inputs. If included, they're added to the principal and interest payment to show the total monthly housing cost. Lenders often collect these through an escrow account.
Formula
M = monthly payment. P = loan amount (price minus down payment). r = monthly interest rate (annual rate ÷ 12 ÷ 100). n = total number of payments (years × 12).
Example: Buying a $350,000 home
A $350,000 home with a $70,000 down payment (20%), a 30-year loan at 7% annual interest rate.
Result: Monthly payment (P&I): $1,863.93. Total paid: $670,814.80. Total interest: $390,814.80.
Assumptions
- The interest rate is fixed for the entire loan term. Adjustable-rate mortgages work differently — the payment can change after an initial fixed period.
- This calculator does not include Private Mortgage Insurance (PMI). PMI is typically required if your down payment is less than 20% and adds to the monthly cost.
- Property taxes and insurance estimates should come from local property records and insurance quotes — they vary significantly by location.
- No origination fees, closing costs, or HOA fees are included.
